Barndominium financing follows a different rhythm than a standard home purchase. Here's realistically what to expect at each stage, and how long each step tends to take.

Step 02
Choose your program
Same visit as pre-qualification
Based on whether you already own land, need to purchase it, plan to act as your own general contractor, or already have a construction loan that's maturing, we point you toward the loan program built for that scenario — Construction Loan, Land + Build Package, Construction-to-Permanent, Owner-Builder, or Refinance-to-Permanent.

Step 03
Get matched with a lender

We connect you with an independent lending partner whose program and underwriting fit your property and profile — including partners comfortable with post-frame and metal-building construction, limited appraisal comparables, and owner-builder structures. Terms, rates, and approval are set solely by the lender you're matched with.

Step 04
Draws released during construction
9-12 months, typical build phase
Once you close, funds are released in draws tied to construction milestones — foundation, steel or post-frame erection, dry-in, interior finish-out — rather than as one lump sum. Most programs require an inspection at each milestone before the next draw is released, and interest-only payments are common during this phase.

Step 05
Move in
At certificate of occupancy
Once construction is complete and your barndominium passes final inspection, your loan either converts automatically to permanent financing (on construction-to-permanent programs) or moves into a refinance-to-permanent step sized to the finished, appraised value of your home.
Realistic Expectations
Most borrowers move from pre-qualification to move-in in 10-14 months
Pre-qualification and lender matching typically take days, not weeks. The construction phase is the longest stretch — most barndominium builds run 9-12 months from groundbreaking to certificate of occupancy, with weather, permitting, and material availability the most common sources of delay. Building in a buffer beyond your lender's stated draw schedule is a realistic expectation, not a red flag.
